Every Concept Lofts project starts with a comprehensive schedule of works — key dates, delivery timelines and site milestones — so you have complete clarity and transparency from day one.
We know every client has different ideas and expectations, so at each stage we make time to talk. Once the shell is up we walk you around your new space and finalise the details: electrical points, spot lights, bathroom layout, storage solutions and eaves doors.

Stage 02
Survey
A detailed measure of your home from top to bottom, which should take around 45 minutes.
Stage 03
Design, Planning & Approvals
Architectural drawings, a full 3D model of your loft, planning or Lawful Development Certificate as needed, and structural calcs signed off — all handled in-house.
Stage 04
Building Control Approvals
Full plans submitted for building regulations approval.
Stage 05
Construction
Typically 5–6 weeks on site. You'll receive a full week-by-week schedule — every trade date and delivery planned in advance and shared with you.
Stage 06
Completion & Guarantee
Sign-off, cleanup and your 10 year guarantee.

At the start of every project you receive a comprehensive schedule of works with all key dates and delivery timelines — complete clarity and transparency throughout.
Build programme / 01
Week 1
Site Mobilisation & Structure
- Erect scaffolding for safe and efficient access.
- Main crane delivery of key materials and equipment.
- Roof stripping where necessary.
- Steel spreader plates and beams carefully installed.
- Floor joists fitted, independent of your existing ceiling joists.
- Structural carpentry including the dormer framework completed.
- Internal partitions erected, ready for first-fix plumbing and electrics.

Week 2
First Fix & Weather Tight
- First-fix plumbing for radiators, sanitary ware and fixtures.
- First-fix electrics for lighting, sockets and components.
- Noggins and pattresses added for radiators and sanitary ware.
- Velux apertures formed and Velux windows installed.
- Flat roof coverings, lead flashings and tiling around dormers.
- Full insulation installed for energy efficiency and comfort.
- Plasterboarding throughout, ready for final finishes.
- Stair opening prepared and staircase installed.

Week 3
External Finish & Plastering
- Dormer windows and external doors fitted to complete the external finish.
- Comprehensive plastering for a flawless interior finish.
- High-quality tiling to the bathroom.
- Additional external works such as gable rendering where required.

Week 4 – 5
Second Fix & Handover
- Second-fix carpentry — doors, skirting boards and architraves.
- Second-fix electrics — sockets, switches and light fittings.
- Second-fix plumbing — radiators, sanitary ware and taps.
- Scaffold removal and site clearance — your property left clean and ready to enjoy.

Consultation & quotation
On our initial visit we discuss your ideas, needs and budget and take the dimensions needed to produce proposed loft floorplans before asking you to commit to a deposit. They're included with your free no-obligation quotation.
Survey & drawings
Should you accept our quotation and proceed, we carry out a detailed survey of your house so our in-house design team can prepare the architectural drawings. At this point we ask for a deposit and drawings are usually completed within about 10 days.
Certification
Before work starts, we check the planning route for your particular home. Some houses may have permitted development rights; other proposals need planning permission. A Lawful Development Certificate can provide formal confirmation where a proposal qualifies, but it is separate from Building Regulations approval, which is required for a loft conversion. Timescales vary by application and authority.
Disruption?
We do things a little differently. You may expect major disruption to your day-to-day living — this isn't the case. Once the scaffold is erected we create access into the roof void; this is the entry and exit point for most of the conversion, except for installing the stairs which is left until near completion.
